Princess Anne Street Historic Corridor Overlay District Design Guidelines, City of Fredericksburg, Virginia

The City of Fredericksburg recommended in its 1999 Comprehensive Plan and 2004 Gateway Corridor Overlay Plan that Princess Anne Street from Jefferson Davis Highway to Fauquier Street be designated a historic entrance corridor into the Historic Fredericksburg District. Sympoetica prepared the Design Guidelines for new development and redevelopment projects along this important gateway corridor in support the City’s Historic Overlay Corridor District. Under these guidelines Princess Anne Street will be transformed into an attractive entrance corridor to the Historic District; it will enhance the visitor experience as well as provide City residents a revitalized street of thriving businesses and well maintained homes.

Fifth Street Corridor Master Plan, City of Lynchburg, Virginia:

Sympoetica worked closely with the City’s Department of Community Planning & Development and the Fifth Street CDC to prepare a corridor master plan for this historic commercial corridor linking the Downtown and Plaza-Midtown areas of the city. Using the input from planning analyses, goal-setting forum and design charrette, Sympoetica prepared a detailed corridor master plan that is framework for making future land use, streetscape, parking and redevelopment/infill decisions for the corridor.

Old Valley Pike Corridor Overlay District Ordinance and Design Guidelines, Shenandoah County, Virginia

As planning consultant to Shenandoah County, Sympoetica worked closely with County staff, local town representatives, and a County-appointed stakeholder committee to develop the Old Valley Pike Corridor Overlay District Ordinance and Design Guidelines. This year-long process resulted in a comprehensive set of “OVP” companion documents that together allow the County to achieve a future vision for the U.S. Route 11 corridor that would protect the scenic and rural character of the corridor, promote and create attractive gateways to the County’s historic towns and villages, insure adequate traffic operation, and promote tourism and economic development. The corridor ordinance and design guidelines were approved by the county Planning Commission and Board of Supervisors in August, 2008.

Park Center Design Standards & Guidelines,
City of Manassas Park, Virginia:


Park Center is the new planned downtown for the City of Manassas Park, a city more suburban than urban in character, which never had a downtown. Sympoetica prepared the urban design plan for Park Center and then a detailed set of design guidelines to govern implementation of the plan. The guidelines manual promotes the development of a vibrant mixed use center, rich in public spaces and landscape features, that people would recognize as the “heart of the community.” The manual addresses land use mix, vehicular circulation, pedestrian and bicycle circulation, parking, streetscape design, public space and facility design, architectural design elements, site landscaping and signage. The Manassas Park Center Plan and the Design Standards & Guidelines together were recognized as an Outstanding Plan in Virginia in 2003 by the Virginia Chapter of the American Planning Association.

Design Guidelines for Wyndhurst Traditional Neighborhood Development, Lynchburg, Virginia:
A complete set of design guidelines for implementing this traditional neighborhood development. The guidelines specify building heights, setbacks, floorplate size, and style, street cross sections and standards, park and open space specifications, signage, lighting, and landscaping and screening requirements. The goal is to create a cohesively designed neo-traditional community in contrast to standard suburban development.

Development Design Guidelines, Town of Cary, North Carolina:

Sympoetica, in collaboration with Frazier Associates, assisted in the preparation of design guidelines for new development in this rapidly growing town near Raleigh. Working with an advisory group of citizens, business owners, and developers, the firm focused particularly on suburban retail and office mixed-use center design.
