Transit-Oriented Developments (TODs), Washington Metropolitan Region:


In an effort to promote transit use and focus new development near transit stations, the Chesapeake Bay Foundation launched its "Patterns of Community: The FuturePlan Project" and published a booklet, "A Better Way to Grow," to document it. The goal of the project is to demonstrate to the public and local governments the social, land use, transportation and environmental benefits of well located and innovatively planned and designed TODs within the Washington metropolitan region. Sympoetica developed the first prototype, Newfair, a 230-acre rail transit-oriented community located Fairfax County, Virginia. Newfair won a Virginia APA Meritorious Professional Planning Award in 1997. The second, Eastover Neighborhood Center, in Prince George's County, Maryland, represents the infill redevelopment of an older suburban neighborhood served by a bus transit hub. The Eastover TOD Plan received an Award for Excellence in Planning from the Maryland Economic Growth, Resource Protection & Planning Commission in 1995.

Baltimore Avenue Redevelopment Study, Downtown Hyattsville, Maryland:

Sympoetica collaborated with Economics Research Associates on a comprehensive economic, market, planning, and design study proposing redevelopment opportunities and strategies for Downtown Hyattsville's Route 1 main street. Sympoetica provided urban analysis and planning, site development feasibility, and design services to create a dynamic new pedestrian-oriented downtown.
Business Enhancement Plan Study, Woodstock, Virginia:

Sympoetica lead a multi-disciplinary study of the business/employment sector in developing a forward-looking Business Enhancement Action Plan for this rural Virginia county seat. The advent of a new Walmart SuperCenter at the Town's interstate interchange was the impetus for the study. The plan includes a comprehensive analysis of the market, demographic and physical aspects of the business community, its strengths and weaknesses, and its potential for forging new success based on a variety of market-based approaches and themes. Streetscape concepts and other aesthetic improvement plans address both downtown and existing retail strip areas. Woodstock recently became a Virginia Main Street Start-up Community as its Business Enhancement Committee implements the plan.

Downtown Revitalization Study for the Town of Boonsboro, Maryland:

Sympoetica provided town planning and design services to the Town of Boonsboro in support of Mary Means & Associates on this comprehensive revitalization study. Boonsboro is a rural community of 2,800 residents nestled within an area rich in history; it sits at a key crossroads of the Old National Pike and Shepherdstown Pike. The town is also at a crossroads in the struggle to maintain its character in the face of growing suburban development threats within the region. This study provides a proactive strategy for public and private investment over the next 15 years as the downtown shifts from a ‘local-serving’ role to a regional destination serving both residents and visitors interested in heritage tourism. The revitalization plan focuses on strengthening vehicular and pedestrian linkages, improving downtown’s visual environment (streetscape, landscaping, building facades and signage) and linking the nearby Shafer Park as a key ingredient of downtown revitalization.
